Commissioning

Reduce Costs, Enhance Performance, Increase Efficiency

Cushing Terrell’s commissioning team understands the importance of efficiency and functionality. Their knowledge of automation and control systems, HVAC systems, plumbing, fire-alarm/life-safety systems, lighting and lighting controls is among the best in the industry and they are ready to apply their expertise to your project.

The team’s hands-on approach and strong technical background will ensure your building’s systems are performing at optimal levels to keep operating costs at a minimum while providing maximum comfort for occupants. We work closely alongside contractors during the commissioning process to correct any deficiencies that may occur during construction to ensure the new owner will have an efficient mechanical system upon delivery of their new facility.

We verify and document that your building systems are designed, installed, functioning, and maintained to meet your specific requirements.

Services and Expertise

A commissioned building provides optimized levels of energy efficiency, indoor air quality, and occupant comfort, as well as reduced operation and maintenance costs. Commissioning is arguably the single most effective strategy for reducing energy, costs, and greenhouse gas emissions in buildings today. These are the services our team provides:

This entails a thorough quality assurance process that begins during a building’s design phase and continues through construction, occupancy, and operations as well as warranty phase stages. Commissioning assures new buildings operate according to the owner’s intent and building staff members are prepared to operate and maintain its systems and equipment.

This is a methodical process for previously commissioned buildings, which includes retesting and adjusting the facility’s systems and equipment to achieve the original design intent and/or to increase energy savings.

Application of a phased commissioning approach seeking to implement sustainable energy conservation measures. Retro-commissioning helps existing buildings achieve persistent high-performance operations plus energy and water efficiencies.

LEED (Leadership in Energy and Environmental Design) certification requires fundamental commissioning activities for mechanical, electrical, plumbing, and renewable energy systems. Enhanced commissioning provides multiple paths including monitoring-based procedure development and/or building envelope commissioning, that will further enhance energy, water, indoor environmental quality, and durability.

Why Have Cushing Terrell Commission Your Project?

A More Detailed Report. We will provide recommendations on newly installed equipment to enhance life expectancy and meet ASHRAE standards for use in long-term planning and budgeting.

No Unnecessary Change Orders. We minimize change orders by thoroughly reviewing and understanding the design and project goals prior to the start of construction and by holding contractors accountable.

Post Occupancy Evaluation Support. We ensure you get what you pay for by being involved through design, construction, occupancy, and beyond, conducting monthly teleconferences to check for issues as well as perform the standard 10-month inspection. Additionally, on-site inspections sooner than 10-months will be performed if needed.

We Have the Experience to Leverage. For more than 80 years, our firm has been designing buildings that focus on energy reduction, improved air quality, and sustainability. Cushing Terrell’s commissioning team (composed of mechanical, controls, electrical, fire protection, building envelope, and energy expertise) is uniquely qualified to understand the architect’s basis of design and the owner’s project requirements, as well as spot deficiencies, because we do this for every project in which we are involved.
