The Mill at Loggers Creek

In partnership with Baron Properties, Cushing Terrell designed The Mill at Loggers Creek, a multifamily project at 1250 South Division Street. The design was inspired by the history of the adjacent Loggers Creek area and the old flour mill, distillery, and sawmill served by the creek and located in the area circa the 1860s to early 1900s.

The project consists of 125 residential units, including 30 studio, 58 one-bedroom, and 37 two-bedroom units, reflecting a mix that serves the diverse demographic in this near-downtown location. In addition, the site includes 164 vehicle parking spaces in structured parking and 125 covered bicycle parking spaces, exceeding the city code requirements.

To activate the streetscape and create visual separation of the ground floor, the design team enhanced approximately 3,350 sq. ft. of nonresidential space with floor-to-ceiling glazing at the first-floor northwest elevation and corner concrete masonry features. This space will include offices, the main lobby, meeting/workspace, mail center, fitness center, and yoga studio space.

The project’s outdoor amenities include a pool on the ground level, a courtyard and pathways facing Loggers Creek, an elevated plaza, group seating areas, and outdoor BBQ/dining areas. Also included is space for a future rooftop patio and shade trellis at the corner of Division and Rossi Streets.
