On the Boards: Shandoka Building F Affordable Housing

Telluride Housing Authority hired Cushing Terrell and Shaw Construction to evaluate and assess different approaches to the redevelopment of Shandoka Building F. The project aims to provide affordable, quality-built, low-maintenance homes for year-round residents of the Town of Telluride, Colorado. The efficient renovation design will be done in phases to minimize resident displacement and disruption of adjacent properties. The resulting building will be family-friendly and vibrant, and reflect the diverse neighborhood and quality of life in Telluride.

The innovative design capitalizes on the building’s existing structure, enhancing it with additional square footage where feasible to increase the number of units and bedrooms, and enhance accessibility. Residents can look forward to upgraded amenities including modernized utilities and MEP systems, new interior finishes, and efficient electric appliances.

The current 30-year-old building contains 23 units and is consistently plagued with costly maintenance issues. The footprint will be expanded by 500 sq. ft., and an additional story will be added to a limited two- and three-story area. Upon completion of Phase 2, the development will have 29 studios; two-, three-, and four-bedroom units; and a total of 72 bedrooms.

Beyond the building itself, site improvements will significantly enhance accessibility, pedestrian pathways, and utility infrastructure. The nearby Town-owned Lot L parking lot will accommodate the parking needs of Shandoka apartment residents and others in the vicinity, as outlined in the southwest area plan.
