Retail Center at Ten Mile Crossing
Cushing Terrell designed a 6,000 sq. ft. core and shell building, with four interior spaces that would appeal to a variety of potential tenants. Architects approached the development like a master plan. This high-level perspective allowed them to frame the space, identify all components, and, like a puzzle, design how each piece would fit together.
The building at Ten Mile Crossing was designed to introduce restaurants and retail establishments into the greater Ten Mile Crossing development, which will support workers in surrounding office and healthcare facilities, as well as serve the broader community.
The goal of a multi-purpose building is to provide a shell that is versatile and customizable, allowing for a large variety of functions. The design had to provide some specificity for businesses but with enough room for interpretation. As a single building with four tenant spaces, the design also needed to create an intuitive and smooth delineation between businesses to facilitate customer experience and allow for individual branding. Separate businesses are differentiated through material and color variation, varying parapet heights, and a shifting of the building face in multiple locations on all façades. The shared patio not only unifies the building but also offers patrons a space to mingle, creating an inviting atmosphere for pedestrians.
The building uses a mix of modern and classic finishes seen in Idaho’s Treasure Valley: exterior insulation and finish systems with concrete masonry block and accents of fluted architectural metal cladding, as well as wood-look siding. Each entrance is framed with pedestrian-friendly elements and welcoming landscaping. Screen walls extend onto the roof to shield mechanical equipment from surrounding properties, both from the sides and rear, and the landscaping aids in providing a screen for the drive-thru along the east side of the building.
Initial tenants included Gandolfo’s New York Deli, Boise Juice Co., and Radiant Waxing.
