Pine at Wildroot Apartments
Wildroot Subdivision is a 106-acre, mixed-use residential development in the Moose Can Gully Neighborhood off Hillview Way in Missoula, Montana. Cushing Terrell was hired by Pando Development to provide architectural and engineering design services for the multi-family project. By including a variety of housing product types, thoughtful park spaces, and pedestrian connectivity throughout the entire property, the intent was to appeal to a diverse market and ultimately create a neighborhood that aligns with Missoula’s community values.
The project includes approximately 10 individual buildings located on the site’s lower segment, adjacent to Hillview Way. The market-rate units range from studios to one-, two-, and three-bedroom apartments. A key design challenge was the site’s prominent slope, which the team addressed through varying building heights and careful site planning to maintain visual cohesion and enhance views.
The development includes a centralized clubhouse, fitness facilities, and shared community spaces, as well as underground parking to minimize surface impacts and support a pedestrian‑oriented site layout. Outdoor amenities, including a pool area oriented toward the surrounding mountain views, reinforce indoor‑outdoor connectivity.
