PCC Community Markets: Corner Market and Offices, Rainer Tower

PCC Community Markets engaged Cushing Terrell to help transform its existing space at Rainier Tower into both a PCC Corner Market — a small-format store concept — and a commercial office space for its employees. 

The scope of work included comprehensive tenant improvements to create a unique shopping experience tailored to the needs of people living and working in downtown Seattle. Interior renovations featured the construction of new partition walls and soffits, installation of equipment and fixtures, updated signage, custom millwork, and high-quality finishes.  

Additionally, the project included creating a workplace adjacent to the Corner Market. Previously accommodated at the north end of downtown, the PCC team is now near both the goods they make and curate and the customers they serve. The office space and employee break room occupy space that once was part of the larger store.  

The Corner Market concept was developed using insights from PCC’s previous downtown store, prioritizing prepared foods and healthy snacks for busy urban customers. The new small-format store offers convenient options for breakfast, lunch, and after-work grab-and-go items, including fresh sushi, deli selections, snacks, ice cream, beer, and wine. 

This project was about more than just reconfiguring a space — it was about honoring PCC’s deep roots in the community while creating a welcoming, efficient environment for everyone who walks through the door,” said Kara Eberle-Lott, Cushing Terrell architectural design lead for the project. “By preserving key elements of the original store and thoughtfully integrating new features, we were able to support PCC’s mission and foster a sense of connection that truly puts community at the core.

PCC is recognized for its leadership in sustainable building practices with several stores achieving LEED Gold and Platinum certifications as well as Living Building Challenge Petal certifications. The Rainier Tower project continued this legacy by incorporating sustainable materials, energy-efficient equipment, and low-impact refrigeration, supporting PCC’s vision to inspire and advance the health and well-being of people, their communities, and the planet.
