On the Boards: Federal Way and Kootenai Apartments

This five-story building design will feature 194 residential units, a 2,000 sq. ft. commercial space, and parking accommodations for 323 vehicles, divided between an underground garage and the first floor. Cushing Terrell has designed this new apartment complex in collaboration with Boise developer Hawkins Companies.

Located at the corner of Federal Way and Kootenai Street, the project offers a variety of apartment configurations, ranging from 553 sq. ft. studios to 1,328 sq. ft. three-bedroom, two-bath units, many of which include outdoor balconies. 

The design team aimed to create a timeless design solution inspired by the natural environment. The building’s setting and scale are reminiscent of the “Black Cliffs” (basalt columns) located along Highway 21 on the eastern outskirts of Boise, near Lucky Peak Reservoir. The treatment of the building’s massing, color selections, and façade projections are inspired by the forms, shapes, colors, and tones found in this natural landscape.
