Eagle View Landing: Building 2

This five-story, Class A, core-and-shell office space encompasses 151,448 sq. ft., with nearly 28,000 sq. ft. per floor. The building is part of the larger Eagle View Landing development, which features a mix of commercial and retail spaces and is a key gateway to Meridian and the growing Treasure Valley.

The building’s scale is consistent with neighboring offices. The shell construction includes a central core housing restrooms, a janitor’s closet, elevators, and an electrical room. It features an efficient rectangular form with exposed stair towers adjacent to the main entrances, helping break up the north and south elevations. The northwest corner’s first floor extends outward, framing the shared courtyard and creating space for a rooftop patio amenity.

High-performance glazing maximizes daylight while optimizing views, contributing to a banded façade accentuated by surrounding EIFS massing. The masonry base provides durability for high-traffic exterior areas, grounding the building visually. EIFS banding adds articulation to the façade, offering space for primary tenant signage and incorporating subtle LED accent lighting that highlights architectural elements at night. Vertical shading fins reduce interior solar gain while adding depth and visual appeal.

The stair towers serve as architectural beacons, marking the primary building entries, visible even from a distance. These entrances are designed for pedestrian scale, ensuring a welcoming approach for daily users. Vertical windows within the stair towers introduce natural light, encouraging stair use throughout the day while backlighting at night emphasizes their presence. Cushing Terrell’s team created a clean aesthetic and unified design when considering massing, materiality, and proportions.
