Casa Loma Multi-family

Casa Loma consists of two vertical, mixed-use contemporary buildings spanning a city block in the Midtown section of Missoula, Montana. These buildings are designed to have retail spaces on the ground floor, with five stories of residential units above, and are rated as Type III-A, with sprinklers installed in compliance with NFPA 13 regulations.   

The design also incorporates a below-ground parking structure, in addition to surface parking, with both short- and long-term bicycle parking facilities available. The residential units, totaling 140, are divided into three categories, comprising 20% one bed/one bath units, 50% two bed/two bath units, and 30% three bed/three bath units. The project is located in Missoula’s Design Excellence Overlay – Type 2 Corridor and is accordingly subject to specific zoning requirements, including regulations for maximum building length, setbacks, mass variation, landscaping, and glazing.
