Big Sky Resort Workforce Housing

The Big Sky Resort Workforce Housing project in Big Sky, Montana, is an innovative response to the region’s housing affordability challenges. Cushing Terrell developed the affordable housing concept in collaboration with Big Sky Resort, which focuses on providing sustainable and affordable living options for the local workforce.

By utilizing modular building manufacturing techniques, the project significantly reduced construction timelines to deliver the project to the resort faster than conventionally framed buildings. This approach involves prefabricating units off-site, allowing for more controlled production and efficient on-site assembly.

Located near the scenic Lake Levinsky and just a short walk from the ski area base, the housing units provide convenient and picturesque living spaces for Big Sky’s employees and their families. This is the first housing of its kind for the resort employees and offers a mix of studios, one- and two-bedroom units, and dormitory-style accommodations, with rental rates approximately 50% – 60% below the market average. This ensures that the workforce at Big Sky Resort has access to affordable, fully furnished housing with modern amenities such as full kitchens, common spaces, spacious bathrooms, and free laundry facilities. The basement includes a recreation room, gym, lounge, and ski and bike storage.

Through these efforts, Big Sky Resort is on track to provide about 50% of its workforce with affordable housing options, contributing to a more stable and thriving community. This forward-thinking approach to workforce housing balances affordability, sustainability, and community needs.
