Cushing Terrell partnered with Barshop & Oles to design six cold-shell speculative retail buildings totaling more than 100,000 sq. ft. across a new 50-acre development in Leander, Texas — one of the fastest-growing communities in the nation. The development responds to a pressing need for expanded retail and commercial services in the area. 

Cushing Terrell’s work focused on the landscape design across the entire site and architectural and engineering design for the two-phase project: three buildings in phase one, followed by three more in phase two. Each building was designed for tenant flexibility while maintaining a cohesive architectural identity that directed the overall development’s aesthetic. 

Beyond functionality, the team prioritized placemaking — creating welcoming spaces where people want to spend time, not just stop in. Outdoor patios, courtyards, and thoughtfully integrated landscaping elevate the experience and invite longer visits. Drought-tolerant plantings and careful site coordination aligned with local requirements and enhanced visual appeal. 

With a local presence and integrated design team, Cushing Terrell helped bring the project to life efficiently and collaboratively, setting the stage for a vibrant retail destination that serves the growing Leander community.
